How Bassham Properties revolutionized Access Control Across their portfolio with LiftMaster & myQ Community
Bassham Properties, a family-owned apartment owner and operator with more than 7,300 units across 19 properties in Texas and Arizona, needed a modern access control solution that could keep pace with a large, geographically distributed portfolio. By standardizing their entire portfolio with LiftMaster and myQ Community, Bassham Properties eliminated countless hours of manual data entry work and replaced aging access control systems with a unified future-ready platform.
The Challenge: A Patchwork of Outdated Access Control Systems
When Nick Moore joined Bassham Properties as an Operations Manager roughly a decade ago, the portfolio relied on outdated access control systems. Eventually the legacy systems broke down, and Nick realized the replacement parts were discontinued, leaving him in an urgent search for a new access control partner. The timing forced a hard look not just at what system to install, but at how access control could actually work smarter across a widely dispersed portfolio. Several pain points that Nick recounted with his legacy access control system included:
- No property management software integration: The team had to manually add and remove residents from access control systems on each property. Intercom systems did not sync with Yardi, Bassham’s property management software, leading to a time-consuming and error-prone process for Nick’s team every time there was a resident moving in and out.
- Siloed operations: With properties spread all over Texas and Arizona, Bassham's team had no unified way to access or manage properties remotely.
- Fragmented vendor landscape: Bassham Properties was using a patchwork of different access control systems across properties, increasing complexity and inconsistency.
The Solution: One Yardi-integrated access control partner
After encountering LiftMaster at an NAA Apartmentalize conference and learning about their integration with Yardi, Nick Moore began piloting LiftMaster access control hardware powered by myQ Community at a property in Austin, Texas. He quickly recognized it as the platform to standardize across their entire portfolio. The decision to switch to LiftMaster and myQ Community over other access control companies came down to three core factors:
- Yardi Integration: Bassham Properties has relied on Yardi as their property management system since 2004. With previous access control platforms, Nick’s team would need to enter new residents into Yardi and then their intercom systems separately for every move-in and move out. Other intercom systems on Bassham’s properties did nightly syncs with Yardi, but myQ Community's real-time integration with Yardi (not a nightly sync, but a live data connection updated every 15-minutes) was a decisive differentiator.
- Brand trust in LiftMaster: The majority of Bassham Properties’ gate operators were already LiftMaster equipment, making myQ Community a natural extension of infrastructure the team already trusted and had running across their portfolio.
- Single-login, multi-property management: myQ Community's ability to manage all properties under one account meant that Nick and Bassham’s operations team could switch between communities instantly on both desktop and mobile. Bassham’s team can easily manage access control for most of their portfolio from one single account.

The Result: Operational Efficiency at Scale
Today, LiftMaster and myQ Community are used across 17 of 19 Bassham properties, and Nick’s team is actively working to switch over the remaining two. Each property is equipped with LiftMaster Smart Video Intercoms (Call Boxes), smart readers at amenity access points (like pools, fitness centers, and common areas), and some have gate operators at the front entrances.
All residents have app-based access to open doors and gates with their phones throughout their communities. Bassham’s Property Management Company, Willow Bridge, can easily access the myQ Community dashboard and help residents who are having any type of issue on-site. Additionally, now when Nick and his team members visit their properties, they don't need to go to the front office and get fobs or keys, and they can access anywhere they want on-site with their phones.
Bassham Properties has seen significant operational improvements, and an increased sense of security amongst residents and staff with access control systems they can rely on. Nick Moore knows that he has saved his team hundreds of hours over the years, and recommends LiftMaster and myQ Community to other real estate professionals.
